    • Tenant improvement in an existing 130,000 SF building. The manufacturing, storage, and office building to include new manufacturing spaces to accommodate an increase of production and Research and Development in response to COVID-19 pandemic. The project also includes new site and roof mounted mechanical equipment. The existing site, building, and restrooms meet current accessibility requirements.

  • Challenges
    • We had to redesign and relocate the layout of specific rooms through different design phase iterations. During Construction Administration, delivery double doors had to be redesigned and reframed due to new needs from the owner. During construction, the existing mechanical yard drainage system required redesign due to significant water accumulation observed on the asphalt surface during heavy rainstorms. We re-graded the parking lot area to accommodate the delivery path and ADA stalls.
